One Fawcett Place: Building brought to full occupancy

The HB Nitkin group recently completed several new lease agreements, bringing the One Fawcett Place structure in Greenwch’s downtown to 100% occupancy. The 80,370 square foot building, owned and operated by The HB Nitkin Group since 2001, is comprised of three stories of Class A office space totaling 61,000 square feet and retail spaces totaling more than 19,000 square feet.

Those benefiting from the firm’s recent lease deals include Morgan Stanley Smith Barney, JAT Capital, Deccan Value Investors, SoulCycle, Pinkberry, Letarte Swimwear and Douro Restaurant, which signed a nine year lease.

“When a space is available, our leasing strategy is to attract the highest and best quality tenant for that space, meaning a tenant whose business will thrive in the given location not only due to the building’s amenities but also because the location is appealing to the tenant’s important customer base,” said Helen Nitkin, principal owner of HB Nitkin.

During HB Nitkin’s ownership, the property has enjoyed several upgrades including a renovated entrance lobby, common hallways, state-of-the-art heating and cooling systems and a doubling in the price of rent per square foot.

“When higher quality tenants decide on their desired location, they look to lock in for a longer term, which creates a win/win scenario,” Ms. Nitkin said. “They know that they will be in their preferred building long term and we benefit from the enhanced stability that such high quality tenants bring.”
