Greenwich luxury townhome development Milbank Court sold

Sale of Downtown Enclave Signals Steady Rise in Local Townhouse Sales

Houlihan Lawrence, the top selling brokerage in Greenwich and the market leader in New York City’s northern suburbs, is pleased to announce Milbank Court, a discrete collection of cosmopolitan townhomes in the heart of downtown Greenwich, is now 100% sold.

The sellout illustrates an uptick of buyers seeking an increasingly metropolitan lifestyle in an area traditionally known for large compounds and gated estates. According to Houlihan Lawrence’s latest Quarterly Market Report, median condominium prices surged more than 40% in Q2 2015, with a particular interest in those closest to Greenwich Avenue.

“Milbank Court offers the best of both worlds–urban amenities in a suburban setting,” said David Haffenreffer, Houlihan Lawrence’s Greenwich brokerage manager. “Buyers came from all over the region seeking out this dream location, which offers immediate access to downtown Greenwich.”

The spacious two and three bedroom townhomes, which range from 2,786-3,360 square feet, were developed by James Cummings luxury real estate firm, Aberdeen Realty Group and feature chic interior designs by longtime Aberdeen design partner AKC Interiors. Each residence features a unique private garden and terrace, crafted by award-winning landscape architecture firm Rutherford Associates PC.

Milbank Court buyers are additionally afforded some of the lowest taxes in the state. Real estate taxes range from approximately $10-12,000 per year, with common charges not exceeding $800 per month and preferred financing from First Republic Bank of New York.

Exclusive sales and marketing for Milbank Court was handled by BK Bates, the top ranked agent in Greenwich, of Houlihan Lawrence.

“The demand for these exclusive townhomes was immediate the moment we launched just one year ago,” said Bates. “We were able to successfully market and sell the homes at Milbank Court because of the dedication and unparalleled expertise of our individualized sales approach and sophisticated marketing platform.”

Milbank Court is a short walk to the Metro-North train station, providing convenient transportation to and from Manhattan, and just two blocks from world-class shopping and dining along Greenwich Avenue. The Town of Greenwich is home to multiple cultural institutions such as the Bruce Museum of Arts and Science, Greenwich Symphony Orchestra and The Greenwich Arts Council.
