As a testament to the desirability of well-located, “Class-A” office space in Greenwich, two of the town’s commercial trophies, Pickwick Plaza and 55 Railroad Avenue, have benefited from the acquisition of approximately 220,000 square feet of new leases and renewals.

Moreover, several of the renewals were signed both one and two years in advance of lease expiration. Both buildings, owned by Kensico Properties, are among the few commercial properties in the area with on-site, reserved parking.

Pickwick Plaza is an office complex with its own branded address, three separate buildings and an annex.

Within the past few years, a series of upgrades has been implemented at the plaza, such as the renovation of its impeccable 846-space underground garage for reserved parking.

Other programs now underway include the revitalization of 9,000 square feet of retail space along Greenwich Avenue, upgrades to the interior plaza comprising new landscaping, water sculptures and a dramatic main entrance area, and renovations of the common areas, including elevator lobbies.

The current availabilities at the complex are at 3 Pickwick Plaza, comprising the entire 28,000-square-foot second floor and a portion of the third floor with nearly 13,000 square feet.
