Save the Cos Cob Inn

The Greenwich Preservation Trust is advocating for the preservation of 50 River Run Road, which is also known as the Cos Cob Inn, as an important link to the past.

The structure is one of less than a handful that dot the Cos Cob side of Mianus River’s Lower Landing that goes back to the 19th Century. Its demolition would result in erasing an aspect of the town’s cultural and architectural heritage that is rapidly disappearing from the 19th-Century waterfront.

According to the report prepared by the New Haven Preservation Trust dated May 1, 2013, the building is indeed “historically noteworthy” and “architecturally significant” and therefore worthy of preservation.

There are more appropriate ways of making this historic building more profitable to the owner without destroying an important resource in the community. The owner can convert the existing building to multiple residential dwelling units or offices. There may be other opportunities in the form of tax credits or incentives by preserving and adaptively reusing the building.

We urge the Planning and Zoning Commission to study and adopt more significant zoning benefits for historic preservation that will incentivize property owners. It is clear from past applications that the number of owners taking advantage of existing incentives is far outnumbered by the loss of our historic resources. This can only mean that the incentives are not effective enough.

These regulations should provide clear and more meaningful density and bonuses that provide an economic benefit and reflect the town’s interest in preserving historic structures in accordance with goals and objectives of the Plan of Conservation and Development.
